Terms of Service

These terms are a product-ready template for PortfoliBot and should be reviewed by counsel before broad public launch. By using the service, users agree to operate it lawfully and to verify important legal, tax, and safety decisions with qualified professionals.

Service purpose

PortfoliBot helps small landlords manage tenant communications, maintenance intake, lease agreement workflows, reminders, and operational records. Landlords remain responsible for property management decisions, vendor selection, legal compliance, tenant notices, and emergency response.

No legal, tax, or safety advice

AI triage, lease highlights, tax-style summaries, and operational recommendations are informational only. They are not legal, tax, accounting, emergency, or professional property-management advice.

Electronic agreements and signatures

PortfoliBot provides a practical electronic signing workflow using typed-name signatures, consent records, timestamps, account identity, request metadata, document versions, and hashes. Users agree not to sign for another person without authority. PortfoliBot does not guarantee that any agreement or electronic signature will be enforceable in all jurisdictions or disputes.

User content

Users are responsible for lease text, maintenance descriptions, uploaded photos, tenant emails, and other content they submit. Users must have the rights and authority needed to upload, send, sign, and share that content.

Billing

Paid workspaces are billed through the payment provider shown at checkout. Subscription access may be limited if payment fails, is disputed, or is canceled.

Acceptable use

Users may not misuse the service, attempt to access another workspace, upload unlawful content, interfere with service operation, or use PortfoliBot to evade housing, consumer protection, privacy, or electronic-signature laws.

Availability and liability

The service may be unavailable or inaccurate. To the maximum extent allowed by law, PortfoliBot disclaims warranties and limits liability for indirect, incidental, consequential, special, exemplary, or punitive damages.
